Sammamish sits up on the Plateau between Lake Sammamish and the foothills, and it has a climate of its own. Winters are a little colder and wetter than in Seattle, snow sticks around longer, and the soil in many neighborhoods is dense glacial clay. Add tall second-growth firs and cedars around Pine Lake, Beaver Lake and Sahalee, and you have yards that need a plan built around water, shade and cold.
Much of Sammamish was built out in recent decades, so many homes in neighborhoods like Klahanie and Trossachs came with a standard builder landscape: a small patio, a lawn and a row of shrubs. Families tell us they want more from the space. That usually means a larger paver patio, a deck off the main floor, a fire pit for cool evenings and a lawn area that stays green rather than turning to mud every spring.
The clay soil is the part most people underestimate. It holds water in winter and cracks in late summer, which is hard on lawns, patios and plants alike. We build patios on a properly compacted, well-drained base, add drainage where water collects, and amend planting beds so roots have room to grow. For plant choice we lean toward species that tolerate both wet winters and dry spells, from native shrubs to hardy grasses and flowering perennials.
Sammamish lots also tend to back onto greenbelts and wetlands, and we respect those edges. Instead of pushing the lawn right up to the trees, we often suggest a transition zone of native planting that blends the yard into the woods, looks natural and needs less mowing. Where a view toward Lake Sammamish or the Cascades opens up, we frame it with the layout of the patio and the planting.
